After 30 years in the business, FANHD is the industry expert at translating complex hazard information for the nontechnical consumer. Our residential reports are designed and written to be clearly presented by the agent, and easily understood by the buyer. Full disclosure is the best defense against seller lawsuits -- but it means little if not communicated well.
CALIFORNIA PRODUCTS The nation's disclosure industry was launched over 30 years ago in California when the first hazard zone disclosure report was issued by FANHD (through its subsidiary, JCP). It responded to a real estate disclosure law passed by the State legislature after the 1971 San Fernando earthquake disaster. Since then, after each major disaster, the State's consumer protection laws have multiplied and so have FANHD's disclosure products. Our current line-up is below.

NATURAL HAZARDS - Covers Federal, State, and Local City and County-level natural hazard disclosures, including the state-mandated earthquake, fire and flood zones on the statutory "Natural Hazard Disclosure Statement". Also addresses Former Military Ordnance Sites, Airport Influence Areas, Commercial & Industrial Usage, Megan’s Law, Toxic Mold Act, Radon, and additional disclosures. PROPERTY TAX LIABILITY - Includes the state-mandated "Notice of Special Tax" (for Mello Roos Community Facilities Districts) and "Notice of Special Assessment" (1915 Bond Act) and a detailed breakdown of all local taxes to help you fully satisfy statutory requirements and standard-of-care. EFFECTIVE JAN 1, 2006: Now includes the mandatory Supplemental Tax Bill Disclosure. ENVIRONMENTAL SCREENING - Reports the results of a search of government records for sites of known environmental contamination on and near the subject property, such as leaking underground fuel tanks and contaminated landfills and industrial sites, with a comprehensive easy-to-understand explanation of the hazards.

The C.L.U.E.® Risk-Only ReportTM - $15.00 Five-year history of insurance claims on the property The C.L.U.E.® Risk Only Report is the real estate industry's preferred source of information about insurance claims history. It reveals claims made during the past five years on the subject property only. This is a "risk-only" report, meaning that it discloses claims made on the property only, without revealing private information about the current or previous owners. The report covers claims for loss types including fire, flood, earthquake, and burglary. This report is available only for residential property. If purchased early in the escrow period, the C.L.U.E.® Risk Only Report can identify insurability issues in sufficient time to resolve them before closing. (Available nationally.)
